Lance was born and raised on Belleair Beach and brings years of experience in building, renovating, and transforming properties. Originally from Western New York, Joanna brings an extensive background in hospitality and real estate, along with a passion for creating memorable guest experiences.
Together, we’ve built Island Way Rental Properties around a simple idea: offering beautifully maintained coastal retreats with the personal care and attention that only local owners can provide. What began at the Belleair Beach Club continues to grow as we welcome new properties to our collection.

At our Belleair Beach condos, check-in is from 4:00 PM and check-out is by 11:00 AM. Quiet hours 10 PM to 7 AM. Early check-in and late check-out are sometimes possible, just ask.
Already booked at one of our Clearwater Beach properties? Your times are different: check-out there is 10:00 AM. Your booking confirmation always shows the times for your stay.
Guests must be 25 or older. After booking we ask for a valid ID and a signed electronic rental agreement.
Dog-friendly properties are marked on their cards. Each lists its own weight limit and pet fee, added after booking. No cats at any property, due to severe allergies.
Parking details are on each listing. At the Beach Club it's one vehicle per booking in any open space, with no street parking.
Every reservation includes a one-time damage fee covering up to $1,500 of accidental damage reported before check-out. No large deposit.
Our standard policy is moderate: free cancellation up to a set number of days before check-in, shown on the booking page before you pay.
Most properties welcome infants and children. Need a crib, beach gear or golf clubs? We'll point you to trusted local rental companies.
